Summary
When the Coos Bay School District passed their GO-bond in late 2017, they selected IMS as their Owner’s Representative and Construction Manager to help plan and execute new construction, renovations and seismic upgrades at 5 schools with a final program budget of $89 million. Replacing the 1950s-era Eastside Elementary School was the first priority. We competitively selected the design team and consultants for the District, and then competitively selected the general contractor using the CM/GC method. This new school building is a three-story structure with metal siding and masonry veneer. It includes 15 classrooms, 2 large maker spaces, life skills, title & resource rooms, behavioral rooms, full administrative offices, commons, media center and a gym. The entire 12-acre site around the school was improved with new bus and parent drop-off roadways, staff and visitor parking, and a large, paved playground with new play structures. The project was complicated by soft soils which required the installation of 126 pilings under the grade-beam foundations. Construction was completed while the adjacent school that shares the same property was in session.
